摘要
随着我国住房租赁市场逐步建立与不断完善,租赁市场与买卖市场之间的互动关系逐渐受到关注。基于住房买卖市场与住房租赁市场互动影响的理论基础,以上海市为例,运用DID倍差法,研究租赁用地推出对住宅价格的影响。结果显示,租赁用地推出对二手存量住房价格具有明显的抑制作用,对新建商品住房价格的影响并不显著。
With the gradual establishment and improvement of China’s housing rental market,the interaction between the rental market and the buying and selling market has attracted more and more attention.Based on the theoretical basis of the interaction between the housing sales market and the housing rental market,taking Shanghai as an example,uses the DID method to study the impact of the introduction of rental land on housing prices.The results show that the introduction of rental land has an obvious inhibitory effect on the price of secondhand housing stock,but has no significant impact on the price of new commercial housing.
