摘要
我国的城市发展已逐步进入存量更新阶段,市场主导下的城市更新所带来的问题日渐显著,城市更新当前面临一系列矛盾亟待调和解决。本文以重庆黔江老城为例,从城市总体与宗地两层面,分析用地价值的构成,进行用地价值的综合评估,并以更新单元制度作为衔接用地价值与城市更新模式的平台,提出不同用地价值下的多元参与主体、多层次更新规模、多种发展导向的城市更新模式,探索新常态下的城市更新之路。
China’s urban development has gradually entered the stage of stock renewal,and the problems brought by the market-led urban renewal are increasingly obvious.Currently,urban renewal is facing a series of contradictions that need to be reconciled and solved urgently.This paper takes Chongqing Qianjiang city as an example,from the overall urban and a ground level,analyse the composition of land value,comprehensive assessment of the value of land,and to update the system as a cohesive unit land value and urban renewal mode of platform,put forward under different land use value pluralism participation main body,multi-level update size,a variety of development orientation of urban renewal pattern,explore new normal way to update to the city.
