从“长租”到“长住”

摘要 强调住房的居住属性,弱化投资属性是我国近期国家对房地产行业主要指导政策。在经济大环境下行的背景下,房地产投资持续放缓,租房住渐渐成为年轻人的首选解决方案,从长期来看,这个趋势将持续很长时间。长租公寓是近些年发展起来的热门投资领域,也有很多经营模式的探索,常见的有长租型酒店式公寓、分散式长租公寓、集中租赁式大社区。本文就最近落成和即将落成的项目入手,着重分析不同经营模式带给消费者的差异化体验,及对未来长租公寓建筑、室内设计方向进行分析解读。 Strengthening the inhabitability attributes,and weakening the investment attributes on housings are the main guiding policies for the real estate industry in our country in the near future.In the context of the downturn in the economic environment,real estate investments continue to slow and rental housing is gradually becoming the preferred solution for young people.In the long run,it seems that this trend will continue for a long time to come.In recent years,long-term rental has developed into a hot investment field.There are also lots of business models,some common ones are long-term hotel-type rental apartments,decentralized long-term rental apartment,and centralized rental community.Based on the recently completed and soon tobe completed projects,this paper focuses on the analysis of the differentiated experiences brought to the consumers from the different business models,as well as the analysis and interpretation of long-term rental apartment and interior design direction in the future.
