资产证券化在公共租赁住房中的应用研究--以W市C湾公共租住房为例

摘要 随着地方融资平台建设的公共租赁住房大面积进入运营期,前期的建设投资开始逐渐回本,但受限于租金收益缓慢、资产不能及时变现等原因,建设期产生的项目融资所面临的偿还压力与日俱增。文章从公共租赁住房的运营现状入手,分析其资产证券化的可行性,并结合具体案例构建出一套完整的资产证券化融资流程,旨在实现租金收益提前变现和提高资产运营效率,促进地方融资平台打开融资瓶颈和盘活国有资产,为实务工作提供一点借鉴。 In recent years,with the development of China’s financial industry,shadow banking and related businesses have emerged,and it has gradually become one of the elements of China’s financial system.In order to understand the operation mode of shadow banking and its effect on financial development,this paper,by referring to many research materials,puts forward relevant hypotheses,and combines with China’s entrusted loan business data to explore the relationship between regional flow of shadow banking and financial development by means of modeling and empirical analysis.The result shows that as one of the important mechanisms of shadow banking,entrusted loan can solve the problems of financing difficulties for enterprises in areas with low level of financial development,and provide support for such enterprises,so as to promote the synchronous and coordinated development of regional economy in China.
