摘要
通过构建特征价格和双重差分的理论框架,选取2012—2018年北京市二手房交易数据和在此期间新修建的公园数据,使用DID-Hedonic住房价格模型,探究北京市大尺度建设城市绿色空间背景下新建城市公园对住房价格的溢出效应以及不同类型公园带来的异质性影响。研究发现,新建公园有效带动了周边住房价格的上涨,房价溢价幅度在1%~2%之间;由大幅改善原址环境而建成的公园给周边房价带来的额外溢价,高于依托原有生态环境建成的公园带来的溢价。
By constructing the theoretical framework of Hedonic pricing and difference-in-differences methods,this paper selects the transaction data of second-hand houses and newly built parks in Beijing from 2012 to 2018, and uses the DID-Hedonic housing price model to explore the spillover effect of newly-built urban parks on housing prices and the heterogeneity effects of different types of parks under the background of large-scale construction of urban green space in Beijing. This paper finds that newly-built parks effectively drove the increase in surrounding housing prices, with the price premium ranging from 1% to 2%. The additional premium of the parks built by greatly improving the original site environment to the surrounding housing price is higher than that of the parks built on the original ecological environment.
