徐州新市民购房意愿影响因素分析

Analysis of the influential factors of Xuzhou new citizens’will to purchase houses

徐州经济快速发展吸引了大量新市民涌入徐州,人口急剧增多引发了房价上升、购房难等一系列问题,通过分析新市民购房意愿有助于更好地解决住房问题。文章以新市民为研究对象,通过现场问卷调查,基于SPSS平台运用Logit二元回归模型得出新市民购房意愿影响因素,包括文化程度、年龄、子女进城读书人数、个人年收入及家庭成员总人数。基于上述研究结果,从保护新市民利益基础出发提出了一系列购房建议,包括:新市民进城购房遵循自愿要求;引导新市民购房;对在城市有稳定工作的新市民提供购房优先支持。

The rapid economic development in Xuzhou has attracted a large number of new citizens to Xuzhou,the rapid increase in population has caused a series of problems such as rising housing prices,difficulty in buying houses and so on.By analyzing the new citizens’willingness to buy houses will help to better solve the housing problem.This article takes the new citizens as the research object,through the field questionnaire investigation,uses the binary Logit regression model based on the SPSS platform to obtain the influence factors of new citizens’willingness to buy houses,which include education level,age,number of children studying in city,individual annual income and total number of family members.Based on the above research results,this paper puts forward a series of suggestions based on protecting the interest of the new citizens,which include:(1)the new citizens should follow the voluntary requirements to buy houses in the city;(2)the new citizens should be guided to buy houses;(3)priority support should be provided for new citizens with stable jobs in the city.
