摘要
随着城市化水平快速增长,城市人口急剧增加,城市资源消耗速度增快,高强度、大容量成为城市中心区建设的主要趋势,建筑容量必须得到有效控制和合理分配。本文以武汉市主城区三环线内住宅建筑为基础研究对象,研究在不同条件下的人口容量。结果表明:在三环线内,部分老街区的低层建筑过于密集,土地的开发利用率低,建筑高低错落、参差不齐的现象严重,分布有城中村;三环线内人口容量布局不合理,人口总量尚未超出规划容量,现有住宅建筑人口容量超出规划人口容量的区域主要集中在汉口与武昌,可选取区位较好的老旧小区进行合理改造。
With the rapid growth of urbanization,the urban population increases sharply,the urban resources consumption rate increases rapidly,and the high intensity and large capacity become the major trends in the construction of urban centers.The construction capacity must be effectively controlled and rationally distributed.In this paper,based on the study of residential buildings in Wuhan,we estimated the population capacity of central city under different conditions.The results showed that the distribution of residential buildings is mainly concentrated in the central city area,and there are sub-centers in the urban development zone;in the central city area,the low-rise buildings in some old blocks are too dense,the land development is inefficient;the population layout of the central city area is not reasonable,the total population has not exceeded the planning capacity,the areas where the existing population of residential buildings exceeds the planned population capacity are concentrated in Hankou and Wuchang.The old community with better location can be selected for reasonable reconstruction.
