福州市中心城区公园绿地可达性对房价的影响 被引量:5

Effects of Urban Park Green Space Accessibility on House Price:A Case Study of Central District of Fuzhou City

摘要 文章基于遥感影像、网络爬取房价、城市路网等多源数据,采用网络分析法和SPSS相关性分析研究福州市中心城区住宅小区公园绿地可达性对小区房价的影响,结果表明:福州市城市居民居住点由市中心往外扩散,公园绿地可达性与房价呈显著相关,可达性越好,房价越高;不同类别的公园绿地与房价相关系数是不同的,专类公园>综合公园>游园>带状公园>社区公园,专类公园可达性对房价影响最大,社区公园最小;此外不同行政区内的住宅小区公园绿地可达性也有所不同,台江区>鼓楼区>仓山区>晋安区。但从整体公园绿地看,福州市中心城区整体的住宅小区公园绿地可达性处于较高水平,公园绿地可达性好的住宅小区达到95.39%,大于各类公园绿地相关系数绝对平均值。鉴于研究结果,文章提出增强城市道路的完善、增加游步道的建设,以及增强政府和房地产开发商的合作模式,共同推动城市公园绿地的开发建设和合理配置,形成双赢机制。 Based on multi-source data such as remote sensing image,network crawling of house price and urban road network,the network analysis method and SPSS correlation analysis are used to study the effects of the public accessibility of the Fuzhou Third Ring Park on residential house prices.The results show that the residential areas of Fuzhou urban residents spread out from the city center,and the accessibility of parks and green spaces is significantly related to housing prices.The better the accessibility,the higher the housing prices;different types of parks and green spaces have different correlation coefficients with housing prices.>Comprehensive parks>Amusement parks>Strip parks>Community parks.The accessibility of specialized parks has the greatest impact on housing prices,while community parks have the lowest;in addition,the accessibility of parks and green spaces in residential quarters in different administrative areas is also different,Taijiang District>Gulou District>Cangshan District>Jin'an District.However,from the perspective of the overall park and green space,the accessibility of the park and green space of the overall residential district in the downtown area of Fuzhou is at a relatively high level,with 95.39%of the residential districts with good park and green space accessibility.Greater than the absolute average of the correlation coefficients of various parks and green spaces.Based on the conclusions,the article proposes effective measures to enhance the cooperation model between the government and real estate developers,jointly promote the development and construction of urban parks and green space,and form a win-win mechanism.
