新市民住房租购选择意愿的影响因素研究——来自广州的实证

Study on Factors Affecting Migrants'Willingness to Rent and Buy Housing—Empirical Evidence From Guangzhou

基于2019年对广州市新市民展开的住房需求问卷调查数据,采用二元Logit回归模型来探索广州市新市民对于住房租购选择意愿的影响因素。研究发现:新市民家庭收入水平普遍偏低:具有城镇户籍的新市民购房意愿更强:文化程度越高、现住房面积越大、家庭留穗意愿越强的新市民购房意愿更强;随着年龄的增长新市民的购房意愿呈下降趋势:适龄儿童学位和小区周边配套因素对新市民购房意愿存在显著正向影响。由此,提出对不同的收入人群提供差异化的住房政策,实物保障与租赁补贴并举,规范管理城中村等非正规住房,解决新市民的适龄儿童学位问题等相关建议,以期实现新市民与城市发展共生共荣。

Based on the housing demand questionnaire survey regarding migrants in Guangzhou in 2019,the binary logit regression model was used to explore factors affecting migrants'willingness to rent and buy housing.It is found that the family income level of migrants is generally low.Migrants with urban household registration are more willing to buy houses.The higher the education level,the larger the current housing area,and the stronger the family's willingness to stay in the ear,the more willing the new citizens are to buy a house.With the increase of age,the willingness of new citizens to buy houses is declining.School-age children's degree and surrounding supporting factors have a significant positive impact on new citizens'willingness to buy houses.Therefore,this paper puts forward some relevant suggestions,such as providing different housing policies for different income groups,simultaneously providing physical security and rental subsidies,standardizing the management of informal housing such as villages in cities,and solving the problem of school-age children's degree for new citizens,to achieve the symbiosis and common prosperity between new citizens and urban development.
