共享:近郊TOD开发的创新模式——近郊区域轨道交通综合体开发模式的创新研究

Sharing:An Innovative Model of TOD Development in Suburbs——Research on the Innovation of Development Mode of Rail Transit Complex in Suburbs

针对近年来我国大型城市发展的扩张阶段中,近郊区域轨道交通站点存在的人流潮汐问题,本文提出以经济学中的“共享经济”概念与建筑学中的“共享空间”概念为解决问题的工具,在近郊轨道站的三个影响范围实现经济上和空间上的共享,最终形成新的“共享TOD”模式。该模式使站点能够在清晰地解决不同时间点的交通接驳的同时,使开发空间在不同时段中保持高效利用状态,从而提高其商业机会和社区活力。笔者通过提出该模式,探讨了新的经济模式和传统的TOD开发空间如何相互结合的问题。

Aiming at the problem of the tide of passenger flow in the suburban rail transit stations during the expansion stage of the development of large cities in China in recent years,this paper proposes to use the concept of"sharing economy"in economics and the concept of"shared space"in architecture as tools to solve the problem,so as to realize economic and spatial sharing in three influence areas of suburban rail stations,and finally form a new"shared TOD"model.It enables the station to clearly resolve the traffic connections at various points of time,and also enables the development space to maintain an efficient use state at different points of time,thereby improving its business opportunities and community vitality.Through the proposal of the model,it is discussed in this paper how to combine the new economic model and the traditional TOD development model.
