建筑存量时代的日本租赁住房内装改造方法及工业化部品技术

RENOVATION METHODS AND INDUSTRIALIZED COMPONENT TECHNOLOGIES IN INTERIOR DECORATION OF RENTAL HOUSINGS IN JAPAN IN ERA OF BUILDING STOCK

在当前日本建筑存量时期,日本全社会深刻认识到既有建筑大拆大建不仅对社会经济、环境资源和居住生活有重大影响,同时,也面临资金与进度等建设实施方面的难题。本文结合目前日本租赁住房更新改造的背景与相关问题,介绍了既有住宅改造与建筑的管理维护对策和技术,基于日本租赁住房内装改造方式,系统性地分析了工业化部品集成技术的开发实践。

In the current period of building stock in Japan,the whole society of Japan is deeply aware that the large-scale demolition and construction of existing buildings not only has significant impacts on the social economy,environmental resources and living life,but also faces the hardship in implementing the capitals and progresses.This paper introduces the renovation of existing housings and the countermeasures of building management and maintenance.Based on the methods of interior decoration and renovation of rental housings in Japan,the paper systematically analyzes the development practices of industrialized component integration technologies.
