高容积率下住宅社区品质营造探讨--以环球西安中心第址公寓项目为例

Discussion on Building Quality of Residential Community under High Volume Ratio--A Case of the Apartment Project at the Site of Global Xi'an Center

本文是在土地利用集约化、基础设施配置不足等条件下,对高容积率住区的住宅条件改造提升进行探讨,以环球西安中心第址公寓项目的规划设计为例,从理论和实践角度,从该项目的居住区规划、户型结构、居住区景观、配套设施、交通组织5个方面,对高容积率的居住社区现状进行探索,以期为同样问题提供参考和建议。

Under the conditions of intensive land use and inadequate infrastructure,this paper discusses the renovation and improvement of residential conditions in residential areas of high volume ratio.Taking the planning and design of the apartment project at the site of Global Xi’an Center as an example,this paper explores the current situation of high-volume ratio residential communities from the aspects of residential planning,apartment structure,residential landscape,supporting facilities and transportation organization of the project from the aspects of theory and practice and then puts it into practice,which can provide references and suggestion for the same problem.
