大数据视角下城市商业商厦供需指标研究——以山东省商厦为例

Research on Supply and Demand Index of Urban Commercial Buildings from the Perspective of Big Data——Taking Commercial Buildings in Shandong Province as an Example

城市商业商厦的供应规模与服务需求的能力存在直接的联系,在制定相关规划时有必要建立严格的参考指标,但现有研究对商业指标体系缺乏定量研究。本研究将2019年7月至9月的山东用户百度慧眼手机定位大数据作为主要研究数据,以商厦规模、服务范围、客流量为切入点,建立城市商厦供需服务指标,并使用多元线性回归分析了山东省内十六地市的一百个商厦的指标关系。结果表明,山东省内城市综合商厦建筑面积存在稳定可靠区间,其影响半径约为900米;商厦的建筑面积对于其影响范围有显著地比例性正相关;同时,商厦的客流量与商家数目也有显著地正相关。

There is a direct relationship between the supply scale and the ability of service demand of urban commercial building.It is necessary to establish strict reference indicators when making relevant planning,but the existing research lacks quantitative research on the commercial index system.Taking the Shandong user positioning data of Baidu Huiyan mobile positioning big data from July to September in 2019 as the main research data,the paper establishes the supply and demand service index of urban commercial buildings from the perspective of commercial building scale,service scope and passenger flow,and the index relationship of 100 commercial buildings in 16 cities of Shandong Province is analyzed by multiple linear regression.The results show that there is a stable and reliable area of the comprehensive commercial buildings in inner city of Shandong Province,with the influence radius of 900 meters;the building area of the commercial buildings has a significant positive correlation with the influence range;at the same time,the passenger flow of the commercial buildings is also positively correlated with the number of merchants.
