摘要
城市轨道交通主要穿越主城区,与之配套的车辆段(停车场)用地规模大,对其进行上盖开发,有利于节约集约用地。但开发项目以盈利为目的,预测售价需在盈亏平衡点以上项目才可行。因此,分析车辆段上盖开发基本形式和基本建设时序,总结出该类项目的基本操作流程和现金流量图,据此分析售价盈亏平衡临界点的计算模型,为判断项目是否可行提供参考。
Urban rail transit mainly crosses the main urban area,and its vehicle depot(parking lot)is large in land use scale.It is beneficial to save intensive land by covering and developing it.However,for the purpose of profit,the project with the predicted property sale price above the balanced amount is feasible.Therefore,this paper analyzes the basic layout and time sequence of the development of the upper covered depot,and summarizes the basic operation work flow and cash flow chart of the project.Based on this,it analyzed the calculation model of the critical point in the balance sheets of the sale price,providing a reference for identifying the feasibility of projects.
