摘要
人口规模和结构的独立变动均能带动商品房价格的变化,而商品房的价格又受到供需的调节,当供给与需求不仅形成自身的系统,又与其他系统共同存在于社会经济当中时,房价就具有了系统性、周期性、复杂性等特征。分析商品住宅系统的构成,建立我国商品住宅系统动力学模型,用系统动力学的原理和方法,揭示人口变化对商品房供需系统的影响途径以及人口因素对价格的传导机制。
The Population size and structure of independent changes can drive the change of housing price,the regulation of the price of commercial housing supply and demand,however,when the supply and demand not only form its own system,and together with the other system exists in the social economy,housing prices has the systematic,periodic,complexity and other characteristics.This paper analyzes the composition of the commercial housing system,establishes the dynamic model of China's commercial housing system,and reveals the influence of population change on the supply and demand system of commercial housing and the transmission mechanism of population factors on the price with the principle and method of system dynamics.
