摘要
应用文献综述法与数学模型法进行集体经营性建设用地地价与各要素运行机制和相互关系研究,从理论层面厘清不同类型(用途)集体经营性建设用地土地价格的影响因素。结果表明,集体工业、商业用地价格均受环境条件、区域规划、宏观区位、经济水平和社会状况、基础设施及交通条件影响,工业用地价格受交通条件影响最大,商业用地价格受各要素的影响力大小较均衡;集体工业用地与国有工业用地地价影响因素差异显著,以往研究表明国有工业用地价格受供给影响较大,属于供给导向型,而集体工业用地价格表现为需求导向型,尤其对交通条件需求最为强烈;集体商业用地则与国有商业用地地价影响因素具有相似性,属于区位及市场规模导向型。
The paper applies literature review method and mathematical model method to study the land price of collective commercial construction land and the operation mechanism and mutual relationship of various elements,and clarifies the influencing factors of land price of different types(uses)of collective commercial construction land from the theoretical level.The results show that the price of collective industrial land and commercial land are both affected by environmental conditions,regional planning,macro location,economic level and social conditions,infrastructure and traffic conditions,the price of industrial land is most affected by traffic conditions,and the price of commercial land is more evenly affected by various factors;the influencing factors of land price of collective industrial land and state-owned industrial land are significantly different,previous studies have shown that the price of state-owned industrial land is greatly affected by supply and is supply-oriented,while the price of collective industrial land is demand-oriented,especially for traffic conditions;the influencing factors of land price of collective commercial land and state-owned commercial land are similar and belong to location and market scale orientation.
