摘要
基于我国2004—2015年285个地级市的面板数据,从人口密度、就业密度和经济密度3个维度来表征城市密度,建立计量回归模型,通过实证检验探究土地财政对城市密度的影响。结果表明:土地出让金和土地财政依赖度的增加均会在不同程度上降低人口密度和就业密度;短期内,土地出让金的增加会显著增加经济密度;工业化水平和服务业水平对城市密度的影响存在差异,交通基础设施和职工工资对城市密度具有负向影响。因此,应降低土地财政依赖,引导不同产业合理发展。
Based on the panel data of 285 prefecture-level cities in China from 2004 to 2015,the urban density was characterized in three dimensions,population density,employment density and economic density respectively.An econometric regression model was established,and the influence of land finance on urban density was explored through empirical tests.There were three results as follows.Firstly,the increase of both land concessions and land finance dependence reduced population density and employment density to different degrees.Secondly,in the short term,the increase of land concessions significantly increased economic density.Thirdly,there were differences in the effects of industrialization level and service level on urban density,and transportation infrastructure and employee wages have negative effects on urban density.Therefore,the dependence on land finance should be reduced and different industries should be guided to develop rationally.
