摘要
The spatial pattern and factors of housing rent is elaborated based on the rental price of 12 districts of Beijing City (excluding Miyun District,Yanqing District,Huairou District and Pinggu District).The data from October 1,2019 to October 31,2019 are retrieved from the Beike Rentals website.Based on hedonic price mode,the factors of rent and spatial pattern are analyzed by ordinary least squares regression (OLS) and multi-scale geographic weighted regression (MGWR),respectively.The ordinary least square regression model and multi-scale geographically weighted regression model of the housing rental market in Beijing is constructed.The multi-scale geographically weighted regression model indicates that the factors of rent are also affected by spatial effects,but not all factors are affected.The global factors include number of high schools,number of universities,distance to libraries,distance to gyms,distance to hospitals,number of clinics and number of pharmacies.The visualization of regression coefficients of MGWR model shows that both the area and the distance to metro stations are in the form of a ring space.The pattern of regression coefficient of the number of banks decreases from south to north,and that of the distance to parks decreases from southwest to northeast.The distance to shopping malls has no obvious spatial distribution law.
