基于决策数据赋权TOPSIS法在房地产多项目应用研究

Application Study of TOPSIS Based on Decision Data Weighting in Real Estate Multiple Project

本文介绍依赖决策数据给出权重的方法和应用步骤,按离散正态分布公式计算案例项目各项指标的权重值。通过案例项目仿真给出TOPSIS综合评价法的数学模型和应用步骤。依赖决策数据得出权重值,结合应用TOPSIS法对房地产拟投资项目进行综合评价分析,为房地产投资决策提供客观、定量、科学依据,并提出基于决策数据TOPSIS法在实际应用时的注意事项。依赖决策数据赋权TOPSIS法是房地产投资综合评价比选新的科学方法,本文研究证明该方法可以为房地产投资提供数据信息服务,在其他领域多项目投资比选中的应用值得继续深入研究和推广。

This paper introduces a method of providing weights depending on decision data and application steps,wherein the weights of respective indexes of the case project are calculated according to discrete normal distribution formula.It introduces mathematical model and application steps of the comprehensive assessment method TOPSIS through a case project simulation,in which the weights are given depending on decision data and the real estate investment project to be decided is comprehensibly assessed and analyzed with TOPSIS application,providing objective,quantitative,and scientific bases for real estate investment decision.It also puts forward issues that need to be noticed in practical application of TOPSIS based on decision data.The TOPSIS based on decision data weighting is a new scientific method for comprehensive assessment and competition for real estate investment.This paper proves that this method may provide data service for real estate investment and its application in competition of multiple project investments in other areas is worth continuing deep study and promotion.
