住房租赁市场交易主体议价能力实证分析

摘要 基于苏州市问卷调查数据,构建双边随机边界模型,对出租方与承租方相对于基准租金下的各自剩余进行测度。研究结果表明:(1)租赁双方所掌握的信息因素及个体特征对最终租赁价格的形成具有重要影响,出租方相对于承租方掌握更多信息,具有更强的议价能力,信息不对称因素对于最终形成的租金价格的综合影响为正0.0109,表明由于信息因素的存在,将形成一个相对于基准价格更高的价格;(2)部分出租方被迫接受高于公正基准价格的租金,平均而言,较公正基准价格高出0.91%;(3)承租方在区域、租户受教育程度、年龄、租赁方式等因素上具有异质性,区域、租户受教育程度对于总体剩余水平的影响相对更强。 Based on the Suzhou survey data,the two-tier stochastic frontier model was constructed to measure the respective residuals of the lessor and the lessee relative to the benchmark rent.The results show that(1)the information factors and individual characteristics possessed by the leasing parties have an important influence on the formation of the final rental service price.Compared with the lessee,the lessor has more information and thus a stronger bargaining power.The comprehensive effect of the information asymmetry on the final rental price is positive 0.0109,which indicates that due to the existence of information factors,a higher price than the benchmark price will be formed;(2)the lessor is forced to accept a price higher than the fair benchmark price,which is 0.91%higher than the fair benchmark price on average;(3)the lessee is heterogeneous in terms of region,tenant education level,age,lease method,etc.,and the influence of the education level of the region and the tenants on the overall remaining level is relatively stronger.
