摘要 棚户区改造安置方式有实物和货币两种方式,其中棚户区改造货币化安置是一种重要的安置方式,对房地产市场的影响更为深远。以棚户区改造货币化安置对房地产市场的影响为主要研究对象,并以安庆市为案例,综合分析棚户区改造货币化安置对安庆市房地产市场的影响,从差别化调控、稳定市民预期、防范棚改贷款风险、多方市场监管等方面提出安庆市房地产市场健康发展的建议与对策,可以为政府房调控房地产市场提供参考依据,也为其他区域房地产市场调控提供参考依据和借鉴。 There are two ways of resettlement in shanty towns reconstruction:physical goods and monetary.The monetary resettlement in shanty towns reconstruction is an important way of resettlement,which has a more profound impact on the real estate market.To turn shantytowns into new housing areas monetized resettlement impact on the real estate market as the main research object,and with the examples of Anqing,analyzing comprehensively the impact,the study puts forwards suggestions and countermeasures from differential control,stable public expectations,prevent loan risks,market regulation in many ways,so as to promote Anqing real estate market healthy development.It can provide reference basis for government housing to regulate the real estate market,and also provide reference basis and reference significance for other regions to regulate the real estate market.
