摘要
大型商业建筑的公共空间不仅是商业功能、活动的组织者,更是商业环境的精华部分,它逐渐取代了传统的市民广场,成为城市生活的核心区。基于城市公共空间更新的背景,本文发现并梳理了当前城市更新改造面临的多产权主体的核心问题。基于本问题,研究多主体商业性公共空间的主要类型及现有的主要问题。笔者以陆家嘴新商业城更新设计实际案例作为研究对象,从项目概况、专题调研、大数据分析、问题汇总和更新技术策略等方面分析项目更新问题。最后从城市管理模式创新、融资模式创新、空间设计等方面提出空间更新模式并展示设计方案。
The public space of large-scale commercial buildings is not only the organizer of commercial functions and activities,but also the essence of the commercial environment.It gradually replaced the traditional citizen square and became the core area of urban life.Based on this problem,the paper studied the main types of multi-agent commercial public space and the main existing problems.Taking the actual case of the renewal design of Lujiazui New Commercial Town as the research object,the problem of project renewal is analyzed from the aspects of project overview,special research,big data analysis,and problem summary and renewal technical strategy.Finally,the space renewal mode is proposed from the aspects of urban management model innovation,financing model innovation,space design,etc.,and the design plan is displayed.
