摘要
公园商品价值评估为城市土地利用开发与建设管理提供重要决策依据。采用享乐价格法,调查南宁市南湖公园周边二手房价格,并对公园商品价值进行定量。结果表明,南湖公园HPM研究的最优模型为半对数模型;显著影响公园周边房屋单价(Pr)的变量有建筑年龄(S_(7))、总楼层数(S_(8))、离南宁火车站距离(L_(2))、离最近地铁站距离(L_(4))、离邕江距离(L_(6))、离最近综合医院距离(N_(1))、离最近重点小学距离(N_(2))、离最近高等院校距离(N_(4))、是否可见南湖(N_(7))9个;离南湖公园距离(N_(5))对房屋单价无显著影响,而是否可见南湖(N_(7))对公园周边房屋单价(Pr)增值率为16.314%,评估南湖公园所产生的商品价值约为11.810亿元,说明公园对周边房产增值溢出效应巨大。
The evaluation of park’s commodity value provides an important decision basis for urban land use development and con⁃struction management.This article uses the hedonic price method to investigate the prices of second-hand houses around Nanhu park in Nanning city and quantify the commodity value of the park.The results are showed following,the optimal model for HPM at Nanhu park is semi-logarithmic model;there are 9 variables that significantly affect the unit price of houses(Pr)around the park,namely building age(S_(7)),total floor number(S_(8)),distance from Nanning railway station(L_(2)),distance from the nearest subway station(L_(4)),distance from Yongjiang river(L_(6)),distance from the nearest general hospital(N_(1)),distance from the nearest key primary school(N_(2)),distance from the nearest higher education institution(N_(4)),and whether Nanhu lake can be seen(N_(7)).The distance from Nanhu park(N_(5))has no significant effect on the housing unit price,while whether Nanhu lake can be seen(N_(7))has a value-added rate of 16.314%to the unit price of houses(Pr)around the park.The commodity value produced by Nanhu park is about 1.1810 bil⁃lion yuan,which indicates that the park has a huge spillover effect on the value-added of surrounding real estate.
