摘要
TOD项目以公共交通站点为中心建立城市综合体,可缓解城市发展过程中产生的交通拥堵和用地不足的矛盾。为了寻找轨道交通走廊上合适的TOD项目开发地址,提出一种以社会福利最大化为目标的TOD项目选址模型。设计了一种序列算法求解模型,并分析了模型中地价、租金、供给敏感度参数对结果产生的影响。实验结果表明:本模型可以解决轨道交通沿线TOD项目的开发地点和时间顺序;序列算法可以简化计算的同时得到与以往算法相同的结果;远离CBD的TOD项目能够创造更多的社会福利。
Tod project takes public transport stations as the center to establish urban complex,can alleviate the contradiction between traffic congestion and land shortage in the process of urban development.In order to find a suitable TOD project development site in rail transit corridor,a TOD project location model with the goal of maximizing social welfare is proposed.A sequential algorithm is designed to solve the model,and the effects of land price,rent and supply sensitivity parameters on the results are analyzed.The experiments have the following results.Firstly,the model can solve the development location and time sequence of TOD projects along the rail transit line.Secondly,the sequential algorithm can simplify the calculation and get the same results as the previous algorithms.Thirdly,TOD projects far away from CBD can create more social welfare.
