摘要
当前我国出现了许多“轻资产,高ROE”的企业,由重资产向轻资产转型已成为我国企业转型的最佳选择战略。“轻资产,高ROE”简单来说就是在企业整体运营过程中投入较少的资产获取更多的利益。轻资产运营是一种以价值为驱动的资产战略,可以获得更强的盈利能力,更快的速度与更持续的增长。轻资产模式作为现代企业一种新型的发展模式,各行各业都在探索轻资产模式的发展,各行业根据运营特点制定出不同的轻资产模式,如物流业、互联网、房地产、租赁市场、旅游业等。本文以房地产行业为典型代表,探讨转型背景下房地产行业中万科的运营状况及管理水平,并为未来发展提出应对建议。
At present,there are many light-assets and high ROE companies in China.The transformation from heavy-assets to light-assets has become the best strategic choice for Chinese companies."Light-assets,high ROE"simply means using fewer assets to earn more money in the overall operation of the enterprise.Asset-light operation is a value-driven asset strategy that can achieve stronger profitability,faster speed and more sustainable growth.As a new development model of modern enterprises,the light-asset model is exploring the development of the light-asset model in all walks of life.Various industries have developed different asset-light models according to their operational characteristics,such as logistics,internet,real estate,leasing market,and tourism.Taking the real estate industry as a typical representative,this article discusses Vanke's operational status and management level under the background of transformation,and proposes countermeasures for its future development.
