摘要
不动产投资信托基金(REITs)是国际金融市场的重要投资产品,是防风险、去杠杆、稳投资、补短板的有效政策工具,也是拓宽融资渠道、普惠大众投资者的投融资机制重大创新。文章对REITs产品进行系统梳理和共性分析,通过重点剖析REITs在国际能源领域的成功应用案例,结合中国类REITs发展实践及国家最新试点政策,对国内能源领域REITs应用的可能性展开研究,并提出相关建议。
Real estate investment trusts(REITs)is an important investment product in the international financial market.It is not only an effective policy tool to prevent risks,ensure stability in domestic investment,strengthen areas of weakness and to deleverage,but also a major innovation in the investment and financing mechanism to broaden financing channels and benefit the public investors.This essay systematically analyzes and summarizes some common characteristics of REITs products.By focusing on the successful cases of REITs in the international energy sector,combined with the practice of REITs in China and the latest national pilot policies,the application possibilities of REITs in the domestic energy sector are studied and relevant suggestions are given.
