老旧小区不动产登记历史遗留问题研究——以菏泽市区为例

Study on the Issues Left over from the History of the Real Estate Registration in Old Community——Taking Heze City as an Example

随着不动产统一登记工作的开展,各地不动产登记历史疑难问题日益显现,特别是老旧小区的不动产登记历史遗留问题,不仅给群众带来了极大不便,也给不动产登记工作带来了很大困扰,在一定程度上影响了社会稳定,制约了社会经济的发展。因此,为妥善化解矛盾和问题、保护群众合法权益、维护社会和谐稳定、促进社会经济高质量发展,加强对老旧小区不动产登记历史遗留问题的研究力度,显得尤为重要。本文通过对菏泽市区存在不动产登记历史遗留问题的老旧小区进行走访调研,查找问题、剖析原因,针对性提出了一些对策建议,以期为各地妥善化解老旧小区不动产登记历史遗留问题提供参考。

Accompanying with the development of the unified real estate registration,the historical difficult problems of real estate registration in various regions have become increasingly apparent,especially the problems left over from the history of real estate registration in old communities.It not only has caused great inconvenience to the masses,but also brought great real estate registration work.Troubles affect social stability to a certain extent and restrict social and economic development.Therefore,in order to properly resolve conflicts and problems,protect the legitimate rights and interests of the people,maintain social harmony and stability,and promote high-quality social and economic development,it is particularly important to strengthen the research on the historical issues of real estate registration in old communities.Through a visit to the old communities in Heze urban area where there are historical real estate registration problems,problems have been found,the reasons have been analyzed,and some countermeasures and suggestions in a targeted manner have been puts forward in view to provide some references for resolving the historical problems of real estate registration.
