老城区上部物业开发不确定性条件下车站设计研究

Study on station design regarding uncertainty of topside property development in the historic center

地铁+物业的TOD城市开发模式,可促进土地的集约利用,引领老城区现代化、功能化改造,促进地铁的可持续发展。但在实际开发建设中,老城区上部物业开发存在许多不确定因素,致使物业开发常滞后于地铁建设,相应的车站设计也需要考虑物业开发接口问题。文章以在建杭州地铁邱山大街站设计为背景,对老城区上部物业开发存在许多不确定性条件下车站建筑功能以及结构设计预留等方面的设计问题进行分析阐述。

The TOD,metro&property urban development model,can promote the intensive use of land,leading to modernization and functional transformation of old urban areas,and help develop the subway in a sustainable way.However,there are many uncertain factors when building a topside property development in an historic center.These factors can result in the property development often falling behind subway construction.The design of any station needs to consider any future property development plans.Based on the design of Hangzhou metro’s Qiushan Street station,the article analyzes and elaborates on the design issues of the station’s architectural functions and reservations of structural design due to the many uncertainties faced by topside property development in the historic center.
