Study on the Development of Property Management Industry Under the New Situation

物业管理承载了居民的居住服务,也是城市管理和基层治理的延伸,既是居民由“住有所居”向“住有宜居”方向迈进的重要保障,也是国家社会稳定、经济发展的重要支点。经过近40年的发展,我国物业管理行业规模不断壮大,企业数量、从业人员、管理面积均呈现爆发式增长态势。但随着政策法规、行业监管、居住业态、市场环境等不断变化,物业管理行业在转型升级和发展中始终面临着多种困难和挑战。通过梳理行业发展中存在的问题和面临的新形势,文章在信用体系建设、长效机制建立、人才队伍发展等方面提出对策建议,希望为新形势下物业管理行业发展提供借鉴和参考。

Property management carries the residential services of residents,and it is also an extension of urban manage⁃ment and grass-roots governance.It is not only an important guarantee for residents to move forward from"living with hous⁃ing"to"living with livability",but also an important fulcrum for national social stability and economic development.After nearly 40 years of development,the scale of China's property management industry is growing,and the number of enterpris⁃es,employees,and management area are showing explosive growth.However,with the continuous changes of policies and reg⁃ulations,industry supervision,residential formats,and market environment,the property management industry is always facing a variety of difficulties and challenges in the transformation and upgrading and development.By combing the problems and new situation in the development of the industry,this paper puts forward countermeasures and suggestions in the aspects of credit system construction,long-term mechanism establishment,and talent team development,hoping to provide reference for the development of property management industry in the new situation.
