以创意产业理念带动城市工业遗产自发性保护——以上海M50创意园区为例

Promoting the Spontaneous Protection of Urban Industrial Heritage with the Concept of Creative Industry:A Case of M50 Creative Park in Shanghai

创意产业的理念已在全球各地被用于城市更新。上海市政府也采用了创意产业的概念,推动更新位于市中心的旧工厂和老仓库等近代工业园区。大多数创意园区都是基于政府政策,园区管理者普遍通过招商创意产业、公司或商店的形式来出租园区空间,他们之间的关系仅是园区管理者和租客的关系。但"M50"创意产业园是由园区管理者和租户通过彼此作为合作伙伴,自发性地、协商地对园区进行保护与管理。文章旨在阐明园区管理者和租户如何从房地产预定开发地块保护"M50",以及租户在加入对园区的联合管理后如何帮助改善创意产业园区的运营两个问题。

The idea of creative industry has been used to renovate many declining areas in the world.The Shanghai government also adopted this idea to renovate old factory and warehouse sites which are located in the center of the city.Most cases are based on government policy,the landlord just attracted tenants who run creative industries,companies or stores to rent space there.The relationship between them was merely that of landlord and tenants.But the Creative Industry Park"M50"is managed by the landlord and tenants through negotiation with each other as partners.This paper aims to clarify how the landlord and tenants conserved"M50"site from the replacement of housing development,and how the tenants’joint management of the park helped improve the operation of Creative Industry Park.
