广东省既有建筑更新改造现状与工程管理技术体系研究

Research on Status Quo of Existing Building Renovation and Construction Management Technical System in Guangdong Province

当前,我国经济社会处于高速发展阶段,产业迭代升级,城市不断更新。然而工业化进程和长期的城市发展遗留下来大量的既有建筑使得城市面临更新改造的问题。既有建筑更新改造是城市更新的重要手段,因此,研究既有建筑改造意义重大。本研究立足于区域的建筑更新改造实际情况,对广东省内大湾区城市群四个典型既有建筑更新改造工程案例进行了分析研究,提取更新改造的关键要素并对其进行分类,建立既有建筑更新改造工程管理技术体系,同时归纳出了广东省既有建筑更新改造现状。该项工作补充了建筑更新改造知识应用体系,初步建立了既有建筑更新改造工程管理技术体系,对既有建筑改造,三旧改造的实施和政策制定也有一定的参考意义。

Currently,China’s economy and society are in a stage of rapid development,with industry iteration and upgrading as well as continuous urban renewal.However,a large number of existing buildings left over from the process of industrialization and long-term urban development make the city face the problem of renewal and transformation.The renovation of existing buildings is an important tactics of city renewal.Therefore,it is of great significance to study building renovation.Based on the actual situation of regional existing building renovation,this research analyzes and investigates four typical project cases of existing building renovation in the Greater Bay Area urban agglomeration of Guangdong Province,extracts and classifies the key elements of renovation,and establishes a construction management technical system of building renovation,and also summarizes the current practice of building renovation in Guangdong Province.This work supplements the applicable knowledge system for building renovation,and initially established a construction management technical system for the renovation of existing buildings,which could provide reference for the implementation and policy formulation of building renovation and the Three-old Renovations.
