基于家庭人口结构的公共租赁住房户型面积标准研究

Research on the Floor Space Standard of Public Rental Housing Based on Family Structure

近些年公共租赁住房(简称“公租房”)逐步受到中央与地方政府重视,成为保障房建设的重中之重,但是各地政府对于公租房的面积标准规定差异较大,缺乏明确的统一思想与细化标准,存在针对家庭人口结构的套型适应性不足、户型面积标准精细化不足的问题。在总结与借鉴欧洲、日本等发达地区的基本住房保障标准思路上,提出了基于家庭人口结构的精细化户型与面积标准,同时针对家庭结构演变提出了加强户型适应性的设计思路与建议。

Under the era goal of“housing for all”,providing basic housing for low-and middle-income groups has become an important government responsibility.In recent years,public rental housing has gradually received attention from the central and local governments and has become the top priority in the construction of social housing.However,the standards of public rental housing vary greatly between local governments and lack clear guideline and details rules.There are problems like inadaptability of housing with family structure and insufficient refinement in standards concerning the size of the apartment.After summarizing and drawing from lessons in developed countries and regions such as Europe and Japan,the paper puts forward a refined standard of house type and floor space based on family population structure,as well as design ideas and suggestions to strengthen the adaptability of house type in response to the ever-changing family structures.
