高层企业总部建筑发展趋势刍议

On the Development Trend of High-rise Corporate Headquarters

城市与企业总部历来存在深刻关联,在当前城市空间资源日趋有限的背景下,二者需要开展良性互动方能可持续发展。文章基于世界高层建筑与都市人居学会(CTBUH)和世界500强企业数据分析,梳理了中国、美国和欧洲企业总部与城市发展的相互影响因素,列举了企业总部在北京、伦敦、纽约和深圳的聚集特性及其与高层建筑分布的耦合性。研究表明在城市的集约发展下企业总部向超高层建筑聚集成为趋势。随后,文章通过对获得CTBUH全球最佳高层奖的优秀高层企业总部建筑的研究,总结了高层企业总部建筑与城市积极互动的三大趋势,即在近地层面与城市一体化开发,纳入向公众开放的公共服务设施,以及在空中创造高质量的公共空间。

Cities and corporate headquarters have always been deeply connected.With the limited resource of urban space,positive interaction between the two for the goal of sustainable development is required.Based on the data provided by the Council on Tall Buildings and Urban Habitat(CTBUH) and Fortune Global 500 companies,the influencing factors between cities and headquarters in China,the USA,and Europe,and the characteristics between high-rise buildings and the locations of headquarters in Beijing,London,New York,and Shenzhen are analyzed.It is found that corporate headquarters tend to gather in highrise buildings.Through studying the excellent highrise corporate headquarter buildings that received the CTBUH Best Tall Building Award,three major trends in the interaction between high-rise corporate headquarters and the city are summarized:integrated development of near-ground space with the city,service spaces opened to the public,and high-quality public spaces in the sky.
