摘要
项目选址是房地产开发与经营的关键环节,养老房地产因其服务对象的特殊性,选址更为重要。应用解释结构模型(ISM)分析得到养老房地产的选址决策因素根据因素间的相互关系分为6层;交叉影响矩阵相乘模型(MICMAC)将养老房地产选址决策影响因素分为自发因素、独立因素和依赖因素三类,其中自发因素对应ISM模型中的5,6层,依赖因素对应ISM模型中的1,2,3层,独立因素对应ISM模型的中间4层。根据分析结果建议开发商进行养老房地产选址决策时依据区域可进入性、宗地条件适合性和养老政策的补充性三步逐层分析决策。
Location is the key to the development and management of real estate, and so does pension estate. In this paper,Interpreting Structural Models is used to stratify the factors to decision of pension estate, and Cross Impact Matrix Multiplication Model is used to analyze the driving force and dependence among these factors. The factors are stratified 6 layers by Interpreting Structural Models and classified spontaneous factors, dependence factors and independence factors by Cross Impact Matrix Multiplication Model. Spontaneous factors are on the 5 th and 6 th layers, dependence factors are on the 1 st, 2 nd and 3 th layers and independence factors are on the 4 th layers. Three steps are adopted to make the location decision, which successively are accessibility of the region, suitability of agrarian conditions and supplementarity of pension policy.
