某新建框架结构办公用房检测鉴定及加固建议

重庆某新建框架结构办公用房主体结构完工后,屋面现浇板产生裂缝,为明确裂缝产生原因并进一步确定房屋结构的安全性,业主委托有资质单位对该办公用房结构安全性进行检测鉴定。通过对该房屋地基基础及上部主体结构进行现场检测,根据检查数据结合设计校核计算分析,针对房屋面板开裂及局部构件混凝土强度不满足规范及设计要求建议了结构加固改造方案,对局部柱、梁构件采取增大截面、置换混凝土等办法,对屋面层混凝土耐久性问题采取面层浇筑叠合层,改造后结构性能指标满足规范要求,结构承载能力满足原设计需求,避免了拆除重建工作,该加固改造方案相比拆除重建具有安全可靠、成本较低、缩短工期等优势。
