摘要
以杭州市2010—2020年商品房均价的相关数据为基础构建GM(1,1)模型。GM(1,1)模型预测准确度比较高,通常用该模型对房价进行中短期预测分析,通过利用此模型对杭州市2021—2025年的房价走势进行了预测。
The GM(1,1)model is constructed based on the relevant data of the average price of commercial housing in Hangzhou from 2010 to 2020.The GM(1,1)model has a relatively high prediction accuracy,and the model can be used to perform short-and medium-term forecast analysis on house prices,and accordingly,the housing price trend of Hangzhou in 2021—2025 can be predicted.
