摘要
地库车位价值单一的定价模式不能准确反映其真实属性,并带来了很多问题。车位价值受到多方面因素影响,以二次开发为工具的车位价值自动化分析体系,能够较为全面地对其进行综合判断。该体系通过问卷调查将车位价值评判标准拆解为多个价值因子,利用相应的算法对各项价值因子进行量化分析,并将计算结果通过不同维度的组合方式用数据化与可视化的方式进行呈现。这种将复杂价值问题进行拆解、定量分析、整合的研究方法,大大提升了分析的效率和准确性,对开发商、建筑师和使用者均可产生正面影响。
The single-value pricing strategy of basement parking spaces cannot accurately reflect its true attributes and has brought many problems.The value of parking spaces is affected by many factors.Through an automated analysis system of parking space value using secondary development as a tool,it can be comprehensively judged.The system disassembles the parking space value evaluation criteria into multiple value factors through questionnaire surveys.Then it uses corresponding algorithms to quantitatively analyze each value factor,and presents the calculation results in a data-based and visualized way through a combination of different dimensions.This research method of dismantling integration of complex value problems greatly improves the efficiency and accuracy of value analysis,which can generate positive benefits for developers,architects and users.
