摘要
物业服务管理是一项系统性工程,社区居委会、物业服务企业、业主之间矛盾交织,使得处理物业相关问题困难重重。为有效破解物业服务管理的困境,通过实地调查的方法,找出物业服务责任主体之间的主要矛盾并深入分析不同矛盾的成因。调查中呈现的物业服务管理问题具有普遍性,本文为物业行业下一步发展提供了理论依据和数据支撑。良好的住宅物业服务管理秩序需要在政府主导下,业主、物业服务企业和社区居委会三方共同参与,形成合作共管的治理机制。
Property Service Management is a Systematic Project.Contradictions among the community neighborhood committee’property management enterprises and owners are intertwined’which makes it difficult to deal with property-related problems.In order to solve the dilemma of property service management’this paper finds out the main contradictions among stakeholders and analyzes the causes of various problems through the method of fieldwork.The property service management problems presented in the survey are universal and provide theoretical basis and data support for the next development of the property industry.A good community property service management needs the joint participation of owners’property service enterprises and community neighborhood committees.Under the guidance of the government’this study puts forward corresponding countermeasures to solve property management disputes.
