基于网络视角的城市土地出让价格互动影响形成机理研究

Research on the Formation Mechanism of Interactive Influence of Urban Land Transfer Price from Network Perspective

文章在理论分析的基础上,以长江三角洲城市群的26个城市作为研究对象,基于网络视角,运用网络分析工具,构建城市土地出让价格互动影响关系网络并分析其形成机理。研究发现:(1)城市住宅用地出让价格互动影响关系网络的聚类系数与平均路径长度分别为:0.309、2.2,城市工业用地出让价格互动影响关系网络的聚类系数与平均路径长度分别为:0.327、1.8,两个网络呈现出高传递与短路径特性,表现出明显的小世界效应。(2)人口流动对城市住宅用地出让价格互动影响的形成具有显著的正向作用;资本流动对城市住宅用地出让价格互动影响的形成有正向作用,但这种作用通过影响人口流动间接表达;标尺竞争对城市住宅用地出让价格互动影响的形成没有显著作用。(3)人口流动、资本流动以及基于经济增长与财政增收的标尺竞争对城市工业用地出让价格互动影响的形成都具有显著的正向作用。

On the basis of theoretical analysis,taking 26 cities in the Yangtze River Delta Urban Agglomeration as the research object,this paper constructs the interactive influence network of urban land transfer price and analyzes its formation mechanism by using network analysis methods from the perspective of network.The results show that(1)The clustering coefficient and average path length of the interactive influence network of the urban residential land transfer price are 0.309 and 2.2 respectively,and the numbers for urban industrial land are 0.327 and 1.8 respectively.The two networks present a high transmission and short path network characteristics,showing obvious small world effect.(2)The population flow has a significant positive effect on the formation of interactive influence of urban residential land transfer price,capital flow has a positive effect too but this effect is indirectly expressed through the influence of population flow,and the yardstick competition has no significant effect.(3)Population flow,capital flow and yardstick competition based on economic growth and fiscal revenue increase have significant positive effects on the formation of interactive influence of urban industrial land transfer price.
