住房租赁研究述评及前景展望

Review of Housing Rental Research:Hot spot,Evolution and Trend

住房租赁是人民群众实现“住有所居”的一种重要方式。以1998-2019年住房租赁研究的1834篇核心期刊文献为样本,运用CiteSpace可视化软件,绘制我国住房租赁研究的知识图谱。结果发现,住房租赁的研究热点聚焦于保障型住房租赁、住房租赁市场、流动人口住房租赁、住房租赁机制等方面,其演化路径经历了探索期(1998-2006年)、成长期(2006-2013年)、突变期(2013年至今)三个阶段。未来,在实现全体人民“住有所居”的进程中,应注意以下问题的研究:如何完善住房租赁政策,推进“租购同权”目标实现;如何培育规范好住房市场,促成“租购并举”政策落实;如何解决新型城镇化下农业转移人口住房租赁难题,满足农业转移人口住房需求等方面。

Housing leasing is an important way to“meet the housing needs of all people”.Taking 1,834 core journal articles on housing leasing research from 1998 to 2019 as samples,we draw the knowledge map of housing leasing research in China by using CiteSpace visualization software.The results show that the research hotspots focus on the security housing leasing,housing rental market,floating population housing leasing,and housing leasing mechanism,etc.The evolution path has experienced three stages:exploration period(1998-2006),growth period(2006-2013),and mutation period(2013-present).In the process of“meeting the housing needs of all people”in the future,attention should be paid to the following issues:Improving the housing leasing policy,promoting the goal of“same right of hire and purchase”;cultivating and standardizing the housing market,promoting the implementation of the“simultaneous hire and purchase”policy;solving the housing leasing problem of the agricultural transfer population under the new urbanization,and meeting the housing needs of the agricultural transfer population,and so on.
