摘要
刚需户型,也就是小面积段户型,在房地产市场中具有总价低、实用性强的竞争优势,满足刚性居住需求的同时,降低了购房者的起步门槛和投资客的资金投入,因而在房价直线上涨的一二线城市,小面积段户型极受欢迎。本文从影响因素、创新方向、提升策略等三个维度出发,探讨小户型住宅产品的建筑设计创新和策略,旨在为刚性居住需求和居住空间的更新提供一些思路。
The rigid-demand apartment type,that is,the small-area apartment type,has the competitive advantage of low total price and strong practicability in the real estate market.While meeting the rigid living demand,it reduces the threshold for buyers and the capital investment of investors.In first-and second-tier cities where housing prices have soared,small-area apartment type is extremely popular.Starting from the three dimensions of influencing factors,innovation direction,and upgrading strategy,this article discusses the architectural design innovation and strategy of small-sized residence products,aiming to provide some ideas for the rigid living demand and the renewal of living space.
