基于问卷与后评估的住宅适老化改造目的与方法

THE PURPOSE AND METHODS OF HOME MODIFICATIONS FOR THE OLDER PEOPLE:BASED ON QUESTIONNAIRES AND POST-EVALUATION SURVEYS

面对建筑老化和人口老龄化的双重压力,老旧小区的住宅适老化改造需求迫切,但实施中存在工作边界不清晰、目的模糊和方法不当等问题。本文通过对老年人改造意愿和已改造家庭的使用后评估进行研究发现:预防危险的安全性改造需求强且影响大,老年人对改造经济投入及施工时长较敏感,目的和方法不明确使改造后的住宅仍存在安全隐患。据此提出强化安全性目标、研发低干扰施工方法的建议。

There is an urgent need for the home modification in old residential area under the pressure of deteriorated buildings and aging population.There are some problems in practical construction,such as unclear working boundary,fuzzy purpose and improper method.Based on the survey of the elderly's willingness to reform and the post-use evaluation of the modified families,conclusions are that the older people have a strong demand on the safety modification to prevent danger,and they are sensitive to the economic investment and construction time of the modification.The purpose and methods of home modifications for the older people are not clear,which results in the hidden danger of the renovated residence.It suggests that the purpose and methods should be combed,the safety goal should be strengthened,and the construction method with low interference should be developed.
