摘要
运用灰色关联分析方法测算了济南市房地产业与区域经济之间的关联度,运用熵权法对各项指标进行赋权后构造耦合协调度模型,研究济南市房地产业与区域经济协调发展度的时间发展变化,并总结归纳其良好有序发展的原因.结果表明:①房屋竣工面积和城乡居民人均储蓄年末余额分别是影响济南市经济发展和房地产业发展最主要的影响因素;②2000—2018年济南市房地产系统与区域经济系统的耦合协调发展是一个不断优化的过程;③济南市房地产业与区域经济的协调发展离不开相关政策的控制与调整.
In this paper,the degree of correlation between the real estate industry and the regional economy in Jinan city is estimated using the grey correlation method.Then,we use the entropy method to weight various indicators and to construct a coupling coordination degree model to study the change of the coupling coordination degree over time.Finally,summarize the reasons for its good and orderly development.The results show that:①The completed area of houses and the year-end balance of savings per capita of urban and rural residents are the most important factors affecting the economic development and real estate development of Jinan,respectively.②The coupling between the real estate system and the regional economic system of Jinan from 2000 to 2018 coordinated development is a process of continuous optimization.③The coordinated development of Jinan’s real estate industry and regional economy is inseparable from the control and adjustment of relevant policies.
