摘要
随着城市地产市场降温和相关政策的完善,住宅的高投资属性正逐渐回归到居住属性。本文以城市青年这一有较大住房需求,且有在城市长期居住打算的群体为研究对象,结合相关的数据,对他们在当下和未来家庭发展的过程中对于居住空间需求上的变化进行预测。在预测需求与现存空间需求差异的基础上,论证在未来的居住建筑设计中融入可变住宅设计理念的重要性,结合设计案例,提出未来居住建筑设计中可运用的设计手法。
With the cooling of the urban real estate market and the improvement of relevant policies,the high investment property of residential buildings is gradually returning to the residential property.This paper takes the group of urban youth,who have large purchase demand and long-term residence in the city,and predicts the changes in living space demand in the current and future family development stage according to relevant data.On the basis of the difference between forecast demand and the existing spatial demand,the paper demonstrates the importance of integrating variable residential design concept in the future residential building design and proposes the design techniques of future residential building design combined with design cases.
