摘要
基于消费理论构建了城市居民住房消费决策的理论框架,从城市居民住房支付能力与住房消费偏好等方面分析需求侧特征,思察我国现阶段住房供给体系存在的问题,提出多元梯度、全覆盖可持续城市“可支付住房”供给体系的构建逻辑。在此逻辑下,搭建多层次多梯度的住房产品体系,形成多主体多渠道的联动供给机制,建立健全多方位支持的住房金融体系,为实现“住有所居”与促进住房消费健康发展奠定基础。
Based on consumption theory,the paper constructs the theoretical framework of the urban residents’housing consumption decision-making,from the urban residents’housing affordability and housing consumption preference and so on,analyzes the characteristic of the demand side,examines the problems existing in the current housing system in our country,and puts forward build logic with a complete coverage of multivariate gradient,sustainable city“affordable housing”supply system.Under this logic,builds a multi-level and multi-gradient housing product system,forms a multi-subject and multi-channel linkage supply mechanism,establishes and improves multi-directional housing financial system,lays the foundation for the realization of“all people enjoy their rights to housing”and the healthy development of housing consumption.
