摘要
尺度是解析城市空间的媒介工具,多尺度解析城市人居环境,对城市发展具有重要意义。以武汉市为例,对城区地铁站建立步行尺度的缓冲区,计算多尺度路网形态指标,采用线性回归和中介效应模型,探究建成环境对房价的影响机制。结果表明:路网形态通过影响城市设施的分布影响房价;多尺度解析建成环境对近地铁站房价的影响机制,有助于制定科学的城市规划方案,改善人居环境。
Scale is a medium tool for analyzing urban space.Multi-scale analysis of urban human settlements is of great significance to urban development.This paper takes Wuhan city as an example,establishes a pedestrian-scale buffer zone in Wuhan’s urban metro stations,calculates multi-scale road network morphological indicators,and uses linear regression and intermediary effect models to explore the impact mechanism of the built environment on housing prices.Results show that the shape of the road network affects the distribution of urban facilities,thereby affecting housing prices.Multi-scale analysis of the built environment’s impact mechanism on housing prices near subway stations will help formulate scientific urban planning plans and improve the living environment.
