新型城镇化和房价对城乡收入差距的影响——基于省级面板数据的分析

A Panel Analysis of Impact of New Urbanization and Housing Prices on Urban-Rural Income Gap

基于2005—2019年的省级面板数据,运用固定效应进行逐步回归,研究多指标下的新型城镇化和房价对城乡收入差距的影响。实证结果表明:房价上涨加剧城乡收入差距,新型城镇化水平的提高抑制了城乡收入差距且间接削弱了房价对城乡收入差距的扩大效应;区域方面有较大差异性,中西部房价上涨加剧城乡收入差距,东部和东北地区房价的上涨缩小城乡收入差距;东、中、西地区新型城镇化水平的提高抑制了城乡收入差距,东北地区则加剧了城乡收入差距。为统筹城乡协调发展,政府应加大城镇化转型力度,出台政策调控房价,促进资源均衡配置。

A stepwise regression study is conducted of the impact of new urbanization and housing prices on the urban-rural income gap under multiple indicators,using the fixed effect based on the provincial panel data from 2005 to 2019.The empirical evidence shows that rising housing prices intensifies the urban-rural income gap,the increase in new urbanization suppresses the urban-rural income gap and indirectly weakens the expansion effect of housing prices on the urban-rural income gap,and there are remarkable regional differences.While rise in housing prices in Midwest China has widened the income gap between urban and rural areas,that in East and Northeast has narrowed the income gap between urban and rural areas;whereas the increase in new urbanization in the east,middle and west regions has curbed the income gap between urban and rural areas,that in the northeast has aggravated the income gap between urban and rural areas.In response to this,more efforts should be made to increase urbanization,control housing prices and promote balanced allocation of resources for coordinated development of urban and rural areas.
