摘要
随着地价体系的不断完善以及我国土地交易市场的不断变化,各种不同地类不同权利的地价被要求尽快确定,这给还原利率的测算提出新的难题。该研究对集体建设用地和农用地的还原利率测算方法进行初步探讨,并选择样点地块进行试验,以地价的测算结果分析还原利率确定的合理性。
with the continuous improvement of the land price system,as well as the continuous changes in China land market,different types of land prices of different rights are required to be determined as soon as possible,which also puts forward a new problem in the calculation of Reduction rate.In this paper,we will discuss the calculation method of the Reduction rate of collective construction land and agricultural land,and select sample plots to carry out experiments,and analyze the rationality of the determination of the reduction rate based on the results of land price.
