摘要
城市景观生态价值和经济价值的同向互动是现代城市发展的理性回归。在特征价格模型基础上,结合空间计量模型,以重庆市主城区为例,探究了城市景观对住宅价格影响的空间效应。研究结果表明:城市景观对住宅的溢价效应显著,长江、嘉陵江的边际增值能力在重庆主城各区中存在梯度差异,公园的边际增值能力主要体现在大型公园和商业中心周边,作为私人供给的产品,住区绿化增长幅度小,仍需政策引导和支持。结论有助于显化城市景观的经济价值,进而深化对城市景观保护重塑作为城市实现可持续发展的核心和动力的认识。
The interaction of ecological value and economic value of urban landscape is the rational regression of modern urban development.The research is based on the Hedonic price model,combined with the spatial measurement model,taking the main urban area of Chongqing as an example,to explore the spatial effect of the urban landscape on residential prices.The result of the study is that the premium effect of urban ecological landscape in housing is significant;the marginal value-added capacity of the Yangtze River and Jialing River has gradient differences among the districts of the main city of Chongqing.The marginal value-added capacity of parks is mainly reflected in the surrounding of large parks and urban centers.Residential greening,as a product provided by private sector,has a small growth rate,which still needs policy guidance and support.The research manifest the economic value of urban landscapes,and deepen the understanding that the protection and remodeling of urban landscapes is the core and driving force for the sustainable development of cities.
