基于改进AHP-FCE法的绿色房地产项目评估

Evaluation of Green Real Estate Projects Based on Improved AHP-FCE Method

科技的发展与社会的进步使人们对能源消耗和环境问题进行深思,社会各界人士开始注重"绿色发展"。绿色房地产项目顺应了我国可持续发展的战略目标。首先结合我国国情,借鉴国内外绿色房地产有关研究成果,从环境、经济、社会、管理4个维度,选取17个指标建立了绿色房地产项目评价体系;其次,运用层次分析-模糊综合评价(AHP-FCE)法确定各级指标权重,构建了绿色房地产开发评价模型;最后,通过案例分析验证了评价体系的可行性,并结合案例结果提出一些关于绿色房地产开发的建议。

The development of science and technology and the progress of society have forced people to think deeply about energy consumption and environmental issues.People from all walks of life have begun to pay attention to "green development".Green real estate projects conform to the strategic goal of China′s sustainable development.Firstly,considering the national conditions and drawing on the relevant research results at home and abroad,we select 17 indicators from the four dimensions of environment,economy,society and management,and establish a green real estate project evaluation system.Secondly,using the analytic hierarchy process-fuzzy comprehensive evaluation( AHP-FCE) method,we determine the weights of indicators at all levels,and establish a green real estate development evaluation model.Lastly,we verify the feasibility of the evaluation system through case analysis and put forward our suggestions on green real estate development.
